A very special home by the waterfront

Kinvara is the home of the Marseillan sunrise - every morning the dawn brings a new combination of colours to the lagoon outside your front door.

Silver and gold, peach and cream, red velvet or shimmering orange. These are the colours of dawn over Kinvara.

When the sun rises above the Mont St Clair across the bay and the early morning light catches the shimmering wake of a fishing boat slipping across the waters, the dawn chorus announces another special day in Marseillan.

With its patios close by the banks of the Port Tabarka, a comfortable living room, well equipped kitchen and two good bedrooms, Kinvara is the end of terrace house by the water that makes a perfect Marseillan home at any time of the year.

The French windows of the living room open to the south-facing year-round sun-trap terrace. The extra room open to the summer skies of Languedoc.

High walls and a pergola for privacy outside, this terrace has a table seating for 4 for sharing breakfast croissants and coffee under clear blue skies, or perhaps enjoying an early evening aperitif al fresco watching the swallows and house martins swoop around the eaves.

Sit outside with a good book and your holiday shades to hand whilst southerly sunshine streams into the house.

This main terrace is very much an extra room, perfect family space from early spring until late late in the year.

For several winters past the sunshine on Christmas Day has made a south-facing terrace in Port Tabarka a very special place to enjoy Christmas lunch, before an afternoon mooch along the beach down at Marseillan Plage. Only saving your sleeves and jackets for when the sun goes down and the chill winter evening entices you out or a cup of hot milled wine and roasted chestnuts at the evening market in the village.

In the other direction, the front door opens out to the driveway leading to the port itself, where day-boats gently bob and sway, and the waterfront park and plagette.

In front of the house, is a shaded porch and a second terrace where you may either park your car, or decide to sit outside and enjoy the view.

Tabarka's resident ducks may decide to join you, to protect their ducklings in the shade.

 

Or you may close your eyes, pour a glass of Noilly Prat Ambre and take a good book and simply listen to the birdsong, swallows, gulls and those ducks from a comfortable seat behind the strong walls of the other south-facing patio...

Inside is a very well fitted-out lounge and dining area.

Comfortable sofa and chairs and a dedicated dining space, in front of the kitchen counter. The dining table is designed to seat four, but expands to accommodate 6 people when required.

The kitchen is cleverly organised with fridge, dishwasher, oven, hob and microwave, food mixer coffee maker, espresso-capuccino machine etc.

A separate spacious pantry and purpose-built laundry area leads off the main room.

TV, with international channels, the wifi hub and music system also to be found in the main room.

In the winter you will appreciate the remote controlled electric fire, for turning up the heat without leaving your comfy chair.

Up the wooden stairs to two double bedrooms and a shower room.

The main bedroom has double bed and plenty of drawers and space for your clothes.

The second room has a convertable sofa bed that can be arranged as either twin or double bed option.

 

A 3rd bedroom on the ground floor may also be rented for a modest supplement - see price table below

The view from the back bedroom is fabulous, looking out across the park and over the waters, beyond the boats in the port and the harbour wall to the lagoon and the silhouette of the headlands of Sète, gateway to the Mediterranean itself.

Gulls swoop and ducks gather, the oystermen head out to the lagoon to check their crop, Marseillan fisherwomen land their morning catch on the quays outside your window, before heading to their stall in the village market, and drying their nets in the field by the water.

The house is in one of Marseillan's most sought-after locations. Close enough to the centre of things, yet a space apart for getting away from it all.

Outdoor types will love the park opposite the house.

Here are plenty of activities for the young and energetic, a basketball court and skatepark, picnic areas and the Kithau kite-surf and watersports centre with its zipwire and cafe.

For those in search of more sedentary diversions, then the nearest winery is around 90 metres from your front door.

Keep walking along the lagoon road and within a couple of minutes you will find yourself at the fishermen's shacks serving a light lunch of 6 oysters and a glass of wine for just 6 euros. 2 minutes in the other direction and the main pleasure port is lined with a dozen great places to dine.

And you are still only a gentle 5 minute wander into the village itself with its bustling Tuesday morning market, enviable choice of restaurants and excellent shopping.

In peak summertime, the concerts, sports and celebrations in the main port are all walking distance away, yet you come home to a gentle residential quarter, where every bonsoir and bonne nuit brings the promise of tomorrow's special sunrise.

A 50 metres des rives du port Tabarka et avec une vue imprenable de l'Etang de Thau. Notre belle petite maison situee au quartier des Pecheurs et Vignerons.

Comprenant deux terrasses dont une a exposition sud et clos avec pergola, table et 4 chaises, enfin l'autre face au parc sans oublie le petit port avec son centre de sport nautique Kithau - et le skateparc.

Elle a 2 chambres (une avec grand lit et l'autre avec canape lit), sde/wc a l'etage.

La chambre/bureau a une vue magnifique.

 

Option 3eme chambre au rdc pour supplement

Au rdc, la cuisine est tres bien equippee avec lave vaisselle, four, plaque vitroceramique, micro-onde, cafetiere electrique pour votre espresso ou capuccino chaque matin.

Buanderie avec machine a laver et seche linge.

Salon confortable avec, canape, TV wifi, hifi et coin salle a manger.

La maison se trouve a 90 metres d'une cave de vignerons et a deux pas du celebre Parc a Huitres, des cabanons de Pecheurs.

Elle est aussi a deux minutes a pied des restaurants et cafes des quais du Port de plaisance et seulement a 5 minutes du centre du village.
